Of course, here in Santa Cruz termites are a way of life. Every house has them and the only way to get rid of them is to periodically tent our homes. Since I don't believe in living in a house filled with the remnants of deadly chemicals, I have resigned myself to replacing parts of the house down the line. Where they mainly show up is in soft woods--and the softest woods in the house are typically in the trim--around doors and windows. Here in California, that kind of trim (if it's solid wood) is typically made of poplar... and we have termites in most of our trim pieces, especially in the corners of the house.

Those guys always say that in an attempt to make you feel better about all the money you're losing.
Similar to what Charger said, all So. Cal. houses have termites and the normal course of action is to get the house tented when you're selling it. We had signs of them everywhere in my San Diego house towards the end.
