My wife and I have been toying with the idea for about a year now of moving. We've been looking around at resale homes in some better parts of town, but havne't done anything about it.
Around May, we were out on a weekend looking at some open houses, and came upon a new subdivision in a part of town we both had our eyes on. We went into tone of the model homes, and loved it. We left after about an hour, and she was determined that we were going to have one built by that builder, in that subdivision. We went home, crunched some numbers and it didn't look like it would work, so we resigned outselves to staying where we are for a while longer.
Snce then, we've made the mistake of going back to that model home a few timies, each time with the same result....crunch the numbers, and see if we can do it.
Well. to bring this story to it's climax, we finally decided to make the jump, and have signed on the dotted line and are having a new house built in that subdivision. The builder gave us a 1 year closing, and our place that we are in now isn't too far from ready to sell. I figure we should be able to put it on the market early January. The market around here has flattened out, but it isn't falling yet. We're in an area that is considered to be starter homes, and it is affordable, so we should be able to sell within a month or two  I am hoping.
My wife is over the top excited about this. I'm pretty happy too. Double garage, 2 storey, 3 bedroom, 2nd floor family room, 2nd floor laundry, full ensuite bathroom with Jacuzzi tub and cermic tile shower.
So, am I crazy?

Here's a picture of the same house we are having built, about 4 doors down from our lot. They can keep the snow, but otherwise, that's what almost $300K gets you here in London.

Good luck with it that is about what you would pay in the West side of town of the Phoenix area.

Move South? I'd love to. I hate the cold and snow. But, my kids are here, and I can't move away from them.

I thought you lived in the North Howie. I must be mistaken. If I move any further south I will have to learn Spanish.

Let me tell you both my kids live in the Northeast of the US it was hard moving away from my hometown, but I got 'er done, and I really adjusted nicely. However my wife is not the mother of my kids, they came from a former marriage. Man you can't take a women away from her kids and grandkids but it was easy for me. In fact I have never even met my grandchildren. What I don't know, I don't miss.

If you can, I would agree. Real Estate, especially new development in London has definitely slowed, but not stopped. If you can get extras, now is the time to try. The price was fixed on the house\lot we bought, but we got some extras thrown in for free that would have otherwise cost more $$$. We got Air conditioning, Ensuite bathroom, with Corner Jacuzzi soaker tub, Full-height studding with insulation from the ceiling to about 3' above the floor plus full vapour barrier in the basement, an island in the kitchen, and second floor laundry included in the price.

The Builder we went with had about 20 lots in this particular subdivision (total of around 250 lots in the sub), and we liked what we saw inn his models as opposed to the other builders. Not that the other builders were crap, we just liked this builders prodict better.
We're basically going with the small house on the big street. Ours is abbout 1850 sq ft, whereas most of the other houses on our street are in the 2200-2600 sq ft range. I'm hoping that those bigger houses will carry the prices on the street, if we ever choose to sell.

We went through the house pictured above again tonight, and I got a bunch of interior pictures, so we can agonize over paint colours, plumbing fixtures, cabinet hardware, etc now, and know exactly which rooms we are thinking about.
