I just bought a 5 bedroom, actually 4 bedroom with bonus room, 2.5 bath, 2 car garage, with gas fireplace prewired for electronics in living room, with irrigation system.......for 151K. New construction, new subdivision with tennis courts, pool clubhouse with workout room, etc coming in 2 years. I've lived there for 5 months or so now and 6 homes have been completed and sold already.

What seems to be the problem out there? :D

Now, if I could just get the wife out. :o

So some kind of air conditioning would be in order then .

And yes, almost, when I lived in Philippines the average heat was around 95F.   The heat I could cope with it was the humidity level that made it unbearable with an average humidity of 95%  !!!
Sweet!  I encourage you to move to Phoenix.  I'm sure it's great.   ;)

Nice score. Does it have an association fee for the amenities? Or they up for grabs?
Not yet. That starts after the completion of these facilities. The subdivision isn't complete yet. They have a magical secrete # of homes they want in the subdivision before they start work on that part. The fees are believed to be around $135 to $145 2 or 3 times a year. 3 max.

Sounds crazy on my part, but it wouldn't bother me if the shit doesn't get started for 10 years and they don't build homes for 5 years. It's nice and quiet around here now and the kids have a great place to ride their bikes and stuff without the worry of traffic.

My neighbors for some weird reason like to talk about how much they paid for their homes. The least amount they've talked about so far is $178K. Some of them have way smaller homes than mine. I just keep my mouth shut and say, "Damn, great buy". ;D ;D One of the neighbors won't speak to me anymore because I wouldn't tell him how much I paid. Fucking weird. kinda sucks to because his wife is kinda hot. ;D ;D
That does seem like you've got an amazingly good deal there Hook.
I can only imagine home prices are going to keep climbing in that neighborhood as more and more get completed and the amenities get started. Nice job, man. You're sitting on a goldmine.

Ha! You'd think we'd have learned by now.  The words "real estate" and "goldmine" or even "good investment" shouldn't re-enter our vocabulary for another ten years yet.
That's the main reason I bought this home.......for 10 to 12 years from now. When, or maybe I should say if, my daughters ever move out, And the market is better, I plan to sell it and buy smaller. I really feel like in a good market, I could do well.

The house is way bigger than I need, or really want for that matter. Although I like it more and more everyday. I expect the stairs are gonna get old, and so am I. ;D I thought I got a steal. But as Charger pointed out, no way to even guess what the market will be. Especially 10 years from now.

I've got 650,000 reasons to back up that statement...  :(
On the plus side, we just refinanced to 3.75% which is just ludicrous. That's basically free money.

On the minus side, you never really want the county tax collector to send you a notice telling you that you owe them less because they've determined that your house is worth 150k+ less than you paid for it.
I've got the opposite problem. The home appraised when built and put on the mkt for $229K and I paid $151k. So I have a battle on my hands because the people who work there are idiots. Thats a predetermined good guess on my part. ;D
